Collegetown Renewal

Thanks to our ever expanding relationship with Visum Development, the STREAM team has really broken into the Collegetown scene. Featured here is 232-236 Dryden Road. This is by far our biggest endeavor yet. Final Site Plan Approval has been granted and construction has just begun. Frequent collaborators TaitemElwyn & Palmer and T.G. Miller engineers round out our team.

126 College Ave and 210 Linden Ave

Above left is 126 College Ave and to the right is 210 Linden Ave. These are two of the three smaller scale redevelopment projects fully approved by the City of Ithaca Planning and Development Board. These projects replace dilapitated student housing that has been abused for many generations and adds a significant amount of safe, modern units within the a similar footprint.

118 College Ave is the third infill designed to the new CR-4 Form District requirements. Based largely on the same interior footprint as 126 College Ave but with a distinctly different facade and material treatment inspired by some of the best examples of historic East Hill architecture. Our colleagues at Taitem provided Structural and MEP and Fire Protection on this project as well as 126 College Ave and 210 Linden Ave.

Our first independently designed Collegetown new construction apartment building is open. Here's a rendering of the final design which is a 5 story building with the top three stories featuring lofted ceilings and mezzanine sleeping areas. Elwyn & Palmer contributed immensely to the structural engineering of this steel frame building.
