STREAM Collaborative worked as a design consultant with Kelly Grossman Architects out of Austin, TX on the proposed State Street Triangle development in downtown Ithaca, NY.

Coordinated by Whitham Planning and Design, STREAM was added to the team to  provide facade design and 3D visualization assistance to better illustrate how a building of this scale relates to the existing urban fabric. Our objective was to help Kelly Grossman Architects develop a context-sensitive approach with a rich pedestrian experience and vibrant streetscape. The images shown here are from the early stages of design.

Chain Works District

Ithaca, NY

STREAM Collaborative is overseeing zoning development and approvals for the proposed Chain Works District in Ithaca, NY. The current proposal is to develop this formerly industrial site to become an urban “live, work, play” mixed use neighborhood that will include apartments, office space, small business incubator and flex space; gardens and park, and areas devoted to manufacturing.  By re-purposing existing buildings and honoring the industrial character of the site, this project can serve as a regional model for innovative design and sustainable adaptive use.  Design development is currently underway. Tompkins County Library Reuse

STREAM Collaborative is working with Dr. Marne O’Shea on an adaptive reuse proposal to repurpose the Old Tompkins County Library into a dynamic center of lifelong health and community resources for all ages including much needed housing. The building’s location within walking distance of numerous amenities makes it an ideal location for mixed-use development. The proposal includes a complete renovation and deep energy retrofit with an entirely new building envelope. If the proposal is selected by the County, the building will accommodate two floors of community/commercial spaces, and three floors of market rate housing.

STREAM Collaborative is leading the design of the first mixed-use building on Inlet Island, scheduled to be constructed in early 2015. The 20-unit market rate apartment building includes ground floor commercial space and 18 covered parking spaces. The building sits directly on the old Cayuga Inlet with a public promenade enhanced with boat slips, improved hardscape and plantings. The project is conceived as a catalyst for future redevelopment of the island per the city’s urban design plan. The building design is inspired by the industrial waterfront history of what was once known as “The Rhine” district. The new facade features historic and contemporary elements of rustic bricks, steel, traditional clapboard siding, and window casings. The building is designed with private balconies as well as a rooftop terrace, greenhouse, and extensive solar roof panels.
